You may love the way that it is painted or the way it is decorated, but these are just surface level needs that can be added to almost any home. Does it have that island in the kitchen that you want, or does it have room to add one? If not, and that is on your list of must haves and you can’t live without it, then it is time to move on to the next home.

3. Take a Look at the Neighborhood


Before you buy a home. Take a look at the neighborhood where it is located to see if it is a right fit for you. Are people outside doing yard work or is the neighborhood quiet? Is there a park nearby? It is also a good idea to test your regular commute from the house. Are you willing to do that on a daily basis? Drive by the home at night. Are the streets well lit? It is a good idea to see what the neighborhood is up to at different times of the day. You may potentially be living in the area and you do not want to be surprised by anything. 

4. Don’t Be Surprised by Unexpected Costs


Most people only budget for their mortgage payments. However, you need to take into account all expenses like utilities, property taxes and HOA fees. Also take into account things like repairs, maintenance and possible property-tax increases. If you create a budget for these things now, you will be prepared and not have to face the possibility of potentially losing your home because you can no longer afford it.

5. Have The Home Inspected


Hiring a home inspector is an important part of the buying process that will help you avoid costly expenses. It may cost you a couple hundred dollars, but it could save you thousands of dollars down the road. The inspector is there to provide you information that can help you in your decision to buy the home or skip it. It is helpful to have an unbiased third-party opinion. If the inspector does find something, it could help you lower the price in the negotiating process. It is better to spend the money upfront on an inspector, then to have a problem come up later and spend even more on a contractor.

Ed & Renee Behr


Ed has been selling real estate in the Colorado Springs area since 1985 and two years later his wife Renee teamed up with him to help with marketing and assisting their clients. Ed continued his real estate education by earning the Accredited Buyers Representative (ABR), the Certified Residential Specialist (CRS) and the Graduate REALTORS Institute (GRI).
