Tips For Staging Your Living Room

When selling your Colorado Springs home, having it staged is an important part of the process. You want to make sure the people viewing your home could see themselves living there. From depersonalizing to painting, there are many things you can do to stage your living room. Your Colorado Springs real estate team is here is to help you sell your home quickly with these tips for staging your living room. 

Tips For Staging Living Room

Declutter
The first thing you should do to prepare your home for sale is to get rid of clutter. One thing that can make your home feel cluttered is too much furniture. When professional stagers prep a home to go on the market, they will take away about half of the homeowner's furniture and the house looks much bigger. Although you don't have to take away that much, but look at what you have and ask yourself what you can live without.

Lighting
One thing that will make your home seem warm and inviting is great lighting. Many homes are improperly lighted, so to fix the problem, add more lighting and not just to the living room, but all rooms of your home. Aim for a total of 100 watts for each 50 square feet. However, don't just depend on one or two fixtures per room. It is a good idea to have at least three types of lights including general overhead, task (pendant, under-cabinet or reading) and accent (table or wall).

Rearrange 
Many people believe that rooms feel larger and easier to use if the furniture is pushed against the wall, however, that is not always the case. Instead, furnish your space by floating furniture away from the walls. Also, reposition sofas and chairs to cozy conversational groups. Not only will this make the space more user-friendly, but it will open up the room and make it seem larger. 

Make it Bigger
Make your home seem bigger than it is by simply switching up the color. If you paint the room the same as the adjacent room, it will give it a seamless look and make both rooms seem like one big space. If you also paint the wall the same color as your drapery, it will give a seamless and sophisticated look. 

Paint Neutral
If you paint your living room a neutral color, it will help create a sophisticated backdrop that makes everything look more pulled together. Neutral colors also appeal to more people. However, you do not need to paint your walls a boring off-white color. Rich mid-tone neutrals like mocha or an earthy gray will bring a lot of attention to your living space. 

Look Down
Make sure all the floors in your house have been thoroughly cleaned. If you have hardwood floors, it may be a good idea to have them refinished if they are in poor condition. In addition, adding a rug could bring more warmth to the room. 

Clean Up
Having your home clean and free of excess clutter is important. People do not want to feel like they are invading your space while being shown your home. Make sure that toys are picked up and that there is no clutter on the coffee table. If you have pets, make sure their toys, beds and other items are put away. Although you love them, others may not.

Fall Home Maintenance Checklist

Fall is in full swing and it is time to make sure your home is ready for the upcoming winter season. Taking care of your home is important not only so you have a nice place to live, but to also make sure that your home is in good shape in case you ever decide to sell. Fall is a good time for annual or bi-annual home maintenance projects, as the weather is not too cold or too hot. Your Colorado real estate team has created a checklist for you to use to make sure nothing is forgotten. 

Outside Home Maintenance

Fall is the perfect time to take a walk around the outside of your home, as the weather is still nice outside. Make sure everything is taken care of before the snow begins the fall to ensure everything is in good shape in the spring. Here are a few things you should check:

- Replace, repair or clean storm windows and screens. 
- Turn off water to exterior pipes to avoid freezing and cracking. If you want, you can also wrap exterior pipes with insulation. 
- Clean gutters so they are free of leaves and other debris. 
- Inspect roof for damage that could cause leaks in the winter. 
- Repair any crack on sidewalks or driveways.
 - Prune bushes and trees around your home to avoid anything breaking loose and damaging your home during storms. 
- Rake leaves to avoid lawn mold.

Inside Home Maintenance

As the temperature begin to drop, you will be inside more. You want to make sure that your home is not only safe but nice and warm as well. There are a few things you can do make your home more pleasant and cozy during the colder months:

- Check insulation levels in the attic to ensure it is at the proper amount. 
- Have HVAC system served to be sure it is working properly and there are no repairs that need to be made. 
- Change furnace filters.
- Test all smoke and carbon monoxide detectors. 
- Clean dryer vent to prevent any fires. 
- Seal cracks around doors & windows with caulk to prevent warm air from escaping. Install weather stripping if air is escaping from under doors and windows. 
- Clean and service chimney to ensure everything works properly and that there is no blockage.

Ed & Renee Behr


Ed has been selling real estate in the Colorado Springs area since 1985 and two years later his wife Renee teamed up with him to help with marketing and assisting their clients. Ed continued his real estate education by earning the Accredited Buyers Representative (ABR), the Certified Residential Specialist (CRS) and the Graduate REALTORS Institute (GRI). He is also an expert with 1031-Tax Deferred Exchange and owns several rental properties to better identify with investors.

Both Ed and Renee are very involved in the community. Since 2009, they have been involved in “Young Life,” a ministry that builds into the lives of adolescents. Brandon Behr

The Unique and Diverse Neighborhoods of Colorado Springs

Colorado Springs has a diverse and unique mix of neighborhoods. From affluent communities with Victorian mansions to hip and trendy neighborhoods, there are homes to fit any lifestyle. The homes are just as eclectic as the people, so if you are looking for a home for sale in Colorado Springs, the Broadmoor, Old North End, Rockrimmon, Briargate, West Side/Old Colorado City, and their neighboring communities are worth checking out.


SOUTHWEST 


The Broadmoor

The Broadmoor is the most prestigious neighborhood in Colorado Springs. Built in the 1920's, 1930's, and 1940's, these old mansions have been joined by some new estates to create a distinguished community within walking distance to the historic, five-diamond Broadmoor hotel and resort. Most of the residents here are doctors, lawyers, and real estate developers and spend time at the hotels's top restaurants and golf courses. Don't be surprised to see their golf carts parked in the garages.

Broadmoor Bluffs

This neighboring community built in the 1980's features homes on large lots covered with scrub oak and frequented by wildlife. It's more affordable than Old Broadmoor, but draws many of the same type of residents. They also share the same coveted school district, Cheyenne Mountain, and beautiful city views. 

DOWNTOWN


Old North End

This historical area is north of downtown and is a mix of large, stately homes built in the late 1800's and smaller ones built later. Even if you have the money to start remodeling and renovating these homes, make sure to run it by the vigilant homeowners' association first. Many of these homes are on the National Register. Most of the residents are liberal doctors, lawyers, college professors, and other professionals in an otherwise conservative-leaning city.

Audobon Neighborhood

You may also want to consider the Audobon neighborhood located on the other side of Nevada Avenue. The houses are relatively newer, built in the 1940's and 1950's and more moderately priced. It's a stucco and brick neighborhood of retirees, teachers, and professionals who don't want to shell out the dough for a more prestigious address. Many young people find this to be a good neighborhood to raise families and remodel the older homes.

NORTHWEST


Rockrimmon

This neighborhood was developed in the 1970's and has an old-town Colorado feel. With odd-shaped lots sitting on hillsides, it is not unusual to see a herd of deer or big horn sheep stopping traffic. Residents generally work in uniform, as they are higher-ranking military officers because of the proximity to the U.S. Air Force Academy. Other neighbors you will find are white-collar professionals, teachers, and business owners. A lot of homeowners choose this area because of its inclusion in the excellent Air Academy School District.

Peregine

This is much like Rockrimmon with higher incomes. The homes are larger, newer, and more extraordinary. They sit on oversized lots with great views of the city lights and lots of wildlife. This is an area for people who value privacy.

NORTHEAST


Briargate

Briargate spans over a large piece of real estate and offers affordable, roomy homes. At one time it looked like a cookie-cutter neighborhood, but today  maturing landscaping and personal touches set the homes apart from one another. With its location on a slight hill, it has good mountain views. Families are attracted to it for its affordability and because it's in the Air Academy School District. This is a family-oriented community and many also serve in the military.

Pine Creek

Pine Creek is more upscale than the adjacent Briargate. Many Briargate residents aspire to move here when they have the money to do so.   


WEST


West Side/Old Colorado City

One of Colorado Spring's oldest and most eclectic communities, the West Side and Old Colorado City are just minutes from downtown. Growing families find these homes appealing and they range from stately Victorians to cute cottages, and everything in between. There are even newer homes that have been built on vacant lots. Old Colorado City draws a lot of visitors, as there are many quaint shops and restaurants.

Pleasant Valley

Once considered the poshest neighborhood outside of the Broadmoor and the Old North End, Pleasant Valley today is made up of ranch-style homes inhabited by empty-nesters who raised their families in the 'Springs'. However, new families are moving in and take advantage of the nearby Garden of the Gods and the feeling of being tucked away from it all.
