Common Real Estate Myths

The real estate market can be a little confusing, especially if it is your first time buying or selling a home. However, it doesn’t have to be with the best team of real estate agents in Colorado Springs. When you have an experienced real estate agent, they can help you with the buying or selling process from beginning to end. If you’ve been researching these processes, you may have stumbled upon some myths about the real estate industry. The PlatinumGroup, REALTORS are here to debunk some of these real estate myths that are floating around.

Myth: If buyers don’t like the exterior of the home, they’ll never go inside.

Truth: Curb appeal is an important part of the staging process. Many home buyers rank the exterior of the home very high because it is the first thing they see. If the exterior is not well taken care of, they think the inside isn’t taken care of as well. For sellers, simple changes make a world of difference. Think about adding a few potted plants or repainting the shutters. Those little changes will make your house more appealing to home buyers. For buyers, you need to think beyond the little features and think of the big pictures. Does the house have an appealing layout or the right number of bedrooms? If so the house may be worth viewing.

Myth: You should market your home at a higher price than what you expect to get.

Truth: Overpricing your home to leave room for negotiations could lead to lots of frustration. Often times, buyers won’t even look at homes that are priced above market value. Yes, you can always lower your price if you are not getting any offers, but buyers are often suspicious at homes that have sat on the market for more than a few weeks. Correctly pricing a home is really important when you are selling your home. Talk to a professional real estate agent to avoid making this mistake.

Myth: Selling your home yourself can save you lots of money.

Truth: Many people believe they can save themselves lots of money if they sell their home “for sale by owner” (FSBO). This is a very common real estate myth because many sellers think that selling their home FSBO is easy. However, there are a lot of things that go into selling a home. FSBO could potentially end up costing more money due to several reasons. When you hire a REALTOR they help you through the process from start to finish. From pricing your home at the correct price to helping you negotiate offers, they are there for you. If you are selling your home yourself, you don’t have anyone there to guide you and you could end up with some costly mistakes.

Myth: You can get a better deal if you don’t use a real estate agent to buy a home.

Truth: Commission is built into the asking price of the house listed with an agent. Not having an agent does not cut you a deal. If you do buy a home without using a real estate agent, the seller’s agent will receive the entire commission. However, there are many reasons why you should use a real estate agent if you are on the hunt for a new home. Real estate agents have industry knowledge and many resources they use to help you find the perfect home. Don’t skip on hiring one thinking it will help you save money.
